PGM: Batman 200

Hello, looking for same grade advice on a Batman 200 I found recently. Major issues include a lot of staining, top right and bottom right corners of cover have creasing that are a bit hard to see in the scans, and ofcourse the spine has a number of ticks/dings.

 

I was thinking maybe somewhere in the ballpark of 3.5 as my initial guess, maybe slightly better. Your thoughts?

Staining brings it down along with general wear and dings still should be near a very good 4.0 my two cents!

That's a lot of wear and soiling and I would not go above 3.0.
