Was this book found in the basement of a home with a coal-fired boiler or furnace?  That back cover is filthy! 

Here's what I see: rounded corners; color-breaking wear along the spine and right edge; additional color-breaking creases parallel to the spine; light-to-moderate front cover soiling (most evident in the white areas); very heavy back cover soiling.  In its current state, I'd give it a 4.5 VG+; however, I'd raise my assessment to 5.5 FN- if the soiling was removed.
