Is that a bindery tear at bottom spine, or a slight impact dent? Borderline 9.2/9.4 for me; not sure which way to tip it...

LLC is definately 'factory'. I like to grade as strict as possible...but IMO this book would grade out a CGC 9.4

The BEST you will probably get is a 9.2. I sold a Conan 275 raw at last years WW Chicago, which was PERFECT except for a small spine split at at the bottom(factory flaw). Later on that day, the buyer of the book had it graded on-site and it came back a 9.2. Hope this helps
