Human Torch #1: Why so costly in high grade?

I don't know why I like this book (run) so much. Maybe because I remember buying it off the stands when it came out. I have Western Penn #1 but it is maybe around a 9.0. I do have this one

I think this book resonates with collectors because it has a Golden Age feel/look to it that is appealing. Add in the rare in high grade and large amount of Bronze Age collectors, it's a no brainier
