* The page with two tears is the second to last page, the one with one tear is the last page.

 

* Indeed, that is a tear in the bottom center border/edge of the back cover.

 

* There is an upper staple tear/separation on the spine.

 

* Some of the back cover is missing along the spine, but this doesn't affect the front cover.

I'll be the pessimist and say a 3.0. All those tears add up to bad news, especially the ones along the spine.

while the book looks good, there is so much going on here.

 

I feel 4.5 is generous.

 

3.5... is my guess
