I found a slabbed 8.0 HOF #12 (not a key) about $250 over the Overstreet and Heritage Auction average price of $400. It took a bit of work to get the price down to that. Original - not retouched. 

I would appreciate your feedback.

Assuming it slabbed by CGC?  If so, you may want to consider a subscription to GPA for Comics.  It has the world's largest CGC pricing database - here is the http://comics.gpanalysis.com/default.asp

The price you mentioned for the auction is the only recorded sale this year in that condition.  No other really recent data of nearby grades.  That sale was January, 2017 so that is a pretty good increase if you're talking about the price of $650.  After about six months from $400 to $650 seems like a ton of an increase for a book that has 48 universal copies on the CGC census.
