Very nice looking book!  I think I'm seeing some dirt in the top right and lower right parts of the back cover but even with that it looks like a 9.0 to me.  I think if you had it cleaned and pressed you might realistically look at a 9.4.  But I'm still a relative newb so take that with a grain of salt until some of the wiser folk weigh in...

I loved this back cover advertisement on comicbooks as a kid. I so wanted Metal Gear. The inventory looked better than GI Joe. That game turned out to be really fun.
