Would You Help With my My Avengers #83 3 3

My Avengers #83 is low grade with rusting on the stapes, staining on cover and folds. I will have it pressed to make it flat. Could I have some educated guesses on what it might grade at in the current shape please? Thanks in advance!

3.5 to 4.0 is my estimate. (Maybe more if the trousers seen in first pic were cleaned and pressed  ) Nice reader copy!

Don't waste money on a press.. won't help and once put in a slab (if choosing to) it will be flat. The staple rust is killer, otherwise it could hit 4.0-4.5
