This low grader is really throwing me.

 

The book doesn't look anywhere near as brown around the edges in hand, and the pages are C/OW at worst. The scan makes them look tan

4.5-5.0...leaning toward the higher grade, despite LRFC...

4.0-4.5 Great Cover! The edge tear and the soiling are keeping it in the four range.
