Batman 94

I just got this book with a bunch of SA/BA Batman/Tec comics. Published September 1955 (which makes it almost as old as I am!). Golden age, correct? Cover & centerfold attached to both staples. No interior issues. Off white pages. Main defects are spine wear, small missing piece from lower left front cover and two tears on spine middle back cover. What do you all think?

The corner piece that's missing is the issue. If it's 1/4" or less, I think you might squeak a 4.0. But I'm leaning towards a 3.0. The spine has a lot of wear in the middle.
