If I was to think about things in terms of GA comparisons; my ole' noodle brings me to the thought that Eerie #23 is kind of like Spirit #22. Both are issues well into the run with an Iconic Female as the focal point. Both issues are significantly higher than the issues around them in the run and are also not scarce books in general but highly sought after (thus more difficult to find due to that). My opinion is that the magazine market is still in the earlier stages as to what will eventually lead to certain “classic” covers hitting higher and higher prices in grade with market demands. We are seeing some separation now but I expect much more as has happened with comics now for years. Magazines have just been lagging behind comics with that. You see certain issues moving faster on auctions and threads here all the time but at some point the prices should break much more than they have so far...
