PGM Where Creatures Roam 4

Got this book in a mixed lot of books. Wondering what you guys think this would grade at? It looks really nice in hand and was thinking of having it graded. So, after looking over many PGM threads and trying my hand and grading others, I'd like to see how close I came to my own here. Thanks for any input.

 

edit - Pages are offwhite-white with no tears or missing coupons. Everything is complete.

It is a nice book, but that thumb size fold on the outside edge will keep it way down. Probably an 8.5 or 9. I don't think there is anything key about this book, I would maybe wait and find another candidate to have graded.

Very nice example of early BA that could go NM without that defect. Unfortunately not much notable about early BA monster story reprint!

Interesting fact about that comic is that it was the original cover to TTA 17, but was rejected because it was to scary.
