Looking at the book on ebay, with the image zoom, that's not a bad looking book. I'd be happy getting it as a VF & wouldn't complain if a little higher. You mention a crease or rip in the bottom area. If it was a rip I would be unhappy, otherwise I have seen much worse grading.

 

Edit to add that I just saw the close up of the crease that was mentioned. Yeah, that ones over graded.
