Is the cover still firmly attached?

Also, is that a tear on the upper part of the front cover?

 

If so, I would say no more than 4.0/4.5 as etanick suggested.

4.0...spine split really drags it down...

That's an ugly split, and there is a tear on the top edge. Just one staple where the yellow stops? Staple tears evident on the back cover, but still attached.

 

All told, the book has definite issues, but still has the look of a better book. This one grades an artistic 4.0, but would be 3.0 for that big a split and top edge tear if it wasn't as nice looking.
