Need a grade House of Secrets 92 and a price check

Good day out there in comic land. Can I get a grade on House of Secrets 92. I also acquired the 1971 Metro Comic Con Program with Bernie doing the cover. I can not seem to find one that has ever sold. Any help figuring this out would be much appreciated. Have an awesome summer!

Unfortunately the tear in the upper right front cover,and the staining on the back cover would probably keep it in the 6.0ish area.

Great book though,My favorite artist is Bernie Wrightson,and I am always on the lookout for high grade examples of this book. (thumbs u
