Pretty please help me grade my Fantastic Four 36

Hi,

 

Every defect is seen in the pics.

 

Also this book has never been pressed or cleaned and it is a great candidate for one. If pressing and cleaning is done, what do you think the grade might as well be.

 

A) estimate current grade

B) with defects seen what possible grade if cleaned and pressed
