Nice book. Given damage at spine and what looks like a good sized tear lower left corner I'd hasten a guess around 4.0.

With that spine split it is a 3.0 max. The other large tear takes it to 2/2.5.

I know CGC doesn't follow overstreet, but I still use it as a guide especially for things like spine splits and detached covers.

I think a lot of people don't use the the criteria for grading that CGC uses. Some tend to undergrade in the mid/lower grades. Personally, I would give it a 2.5; but based on my personal observations, I think CGC will give it higher grade. Possibly 3.5.
