Single defect otherwise NM grade advise

I have many bronze age books with a single defect that takes them out of the NM or better range. Just wondering how to grade them.

 

Example:

1. Half inch tear at bottom spine

2. Moderate foxing

3. Quarter inch tear on back cover

4. Top edge wear back cover

5. 1 inch Corner crease front top cover (breaks color)

6. 8th inch Corner crease front top cover (breaks color)

 

 

The easy answer is they are all VF range, but if there are no other defects is this still true?

Well, I for one HATE the fact that a book with a staple pop can get a Qualified 9.4 grade.

 

GIVE ME AN EFFIN' BREAK!! It's cover his half falling off, it's not Near Mint anything. It's as near to NM as it is to Poor, one staple away....
