I’m very picky and strict about grading my own books. Most of the time underestimating the grade. But I would like to hear what everybody else thinks.

Im reluctant to give most books with black covers 9.6 or better but this is a really nice copy. if I were to nitpick, both FC spine corners are maybe a little soft?

I don't think it is 9.6-9.8

I do think it is 9.2-9.4 though. Corners aren't as sharp, I see some spine ticks...for personal grading I would peg at 9.2

I think we've all seen 9.8s with corners like that. If CGC reasons that they are production defects, a 9.8 could be a possibility. Mind you it's not the most probable outcome, hence my range.

I would recommend a prescreen.

With all due respect to the OP, if I bought that book slabbed as a CGC 9.8 without clear pictures to see the corners I'd be disappointed...Raw I wouldn't grade that above a 9.2, but we'll see what CGC says.

I would not grade above 9.2 if selling raw, for sure.
