VG area, depending upon what's just very tanned and aside from the bottom back cover margin, if there are other areas that are or are becoming brittle, like that lower back cover. Also concerning is if during even the type of typically careful manner in which CGC professionals handle books during grading and resto checks, if the paper of the spine, particularly surrounding the staples, will maintain its integrity. If I'm grading books at CGC that day and this winds up on my desk, I'm going to take one look at those tears in potentially disasterously brittle areas and suddenly take ill..."oops, gotta go, I feel sick". This is the type of page color, cover color; the degree of toning that opening that spine even gingery for a good look for resto could be a disaster. Anyway, if all goes well and the final result is 4.0, which by outward appearances it should make; at least a 3.5 any way, why yes, this is a new car right here! Not a dream car, but a nice new car nonetheless. I'd advise putting a warning sticker on the bag that includes the words "FRAGILE" and "HANDLE WITH CARE." As far as the grade goes, it would likely end up in the VG area as long as nothing happens to it... Pages will likely be cream, but this will be one of the better presenting VG's by a country mile when you see all the wear, and Marvel chipping on examples usually sold in that grade range. No one should be surprised if this fetches over VG, and well into "presents as VG/FN - FN-" value range. I would spend the money and also insert the bagged / boarded comic into a top-loader ($3) and like Lions Den stated put a nice clear note on the book HANDLE WITH CARE. Pack this baby like an egg too. Textbook example of hot (120 degrees+), desert dry nd often dusty, attic storage.
