PGM Batman Year One Part 1

Hi, I'm thinking about grading this Batman #405, possibly signed by Frank Miller, and I want thoughts on its condition. I'm mostly worried about the edges and corners. Let me know your thoughts, thanks!

The only thing I see is slight dinging of the lower corners, I cannot tell if there is any cover discoloration since the pics seem to be dark and in shadows.

Inks are bright with high reflectivity and a minimum of fading. Corners are cut square and sharp with ever-so-slight blunting permitted. A 1/16" bend is permitted with no color break. Small, inconspicuous, lightly penciled, stamped or inked arrival dates are acceptable as long as they are in an unobtrusive location. Slight foxing. Spine is tight and flat. Staples are generally centered; may have slight discoloration. Almost no stress lines. Paper is off-white to cream, supple and fresh. Slight interior tears are allowed.

also on the 9.2/9.4 train. Maybe the corners aren't totally sharp. Could get to a 9.6 but this is always a roll of the dice. With the trends in CGC signature pricing, I'd be tempted to lurk on auction sites to see if something pops up in your price range. The in-house signings for FM are $140 now (up from earlier opportunities) plus any shipping/pressing. This one on ebay doesn't have any bids yet, but could be selling for not much more than the signing fee & shipping. I like the pink ink. If there's a cheaper way to get a FM signature or a higher value book, it might be a different story, Anyway, this is something I've started thinking a lot more about as their prices have gone up over the last year or so. 2c
