Price question on a Detective #73 in VF

I don't collect Detective comics and I don't have my Overstreet guide handy but I was offered a #73 for around 400 dollars in VF condition (non cgc graded). Is this a good price? Would I be able flip it for a profit?

That seems too good to be true. Check the book thoroughly for restoration. If it's restored, I'd not pay more than $350.00 for the book to keep. For flipping $400.00 is only good if it is UNRESTORED!
