I don't think its that bad. CGC is notoriously loose on bindery chips out of the spine, and other then those, the rest of the book looks nice.

 

Of course, as a disclaimer, I should note the $1,950 bid on it is mine (which I've since cancelled, but its still displaying regardless). The seller is sticking to his guns though...good luck to him.....

Not really concerned about the chip but the top staple looks like a pull and tear, possibly indented? Its wierd because there is no evdience of it on the back cover scan but I have never seen a VF+ book with that kind of defect.
