What would you grade this Byrne X-Men 136 ?

Hi, I'm curious what the group would grade this copy of X-Men 136, Dark Pheonix from 1980.

 

It's got a water stain on the upper corner of the spine what shows up more on the back than front. a few stress lines on the spine and off white pages. I got a better copy recently and this is a double
