Nice book! And damn these squarebounds with the spine issues. I would be taking a soft white eraser to those white cover areas to clean up some of the dirt, for sure
I think the spine split is much less than 1", I think I have this at a 5.5 with a shot at 6.0 -

I think the bottom corner (spine side) is blunted and abraded, and will keep this capped at no better than a 9.4 after press. This is most visible looking at the back bottom-right corner. I may be wrong, but I don't see it reaching 9.6 due that corner blunting. If you press, be careful of the slight front cover overhang

Nice book Those 2 top corners are the only real issues I see. I'm gonna say 7.5, with that small piece out upper-right back cover and the corner blunting.

Actually, these pics are after my own gentle press. I opted not to do more than a simple full-cover (front and back) press job on it. I didn't think that attacking the spine with a tack iron, or anything like that, was going to be worth the risk. Most of the cover damage is just an accumulation of color-breaking stress lines that are not going to be improved anyway. I also did my own gentle dry-clean work on the white areas front and back, to eliminate most of the usual dirt and light scuff marks, etc.
I'm sure a pro could accomplish more than my DIY amateur efforts, LOL. But, I think this book has a grade cap due to the color breaks, no matter who works on it?- grendelbo and Funnybooks

Lots of spine ticks here. Even though they are tiny, they accumulate to knock this down to a 6.5 IMO

These grading posts are fun. But, when the OP posts very good, close-up pics like these, I think the high-quality images tend to exaggerate the flaws. We're seeing zoomed-in paper fibers and every little defect even better than we might with the book in hand. Leads a lot of us to undergrade, maybe.

I think it must just be the lighting, because I'm not seeing it? FYI, those aren't buildings, it's an interior scene and the bottom right shows brown wooden stairs
I think you, and most others here, are viewing this book about the same as I am, in the 5.0 to 6.0 range. As mentioned, it's en route to Sarasota for walkthrough service, so I'll have it back soon enough. I'm pulling for a 6.0 Universal OW, but not banking on it, LOL. -

That bit of spine damage in the first pic looks like the only real problem. But, I think that knocks it down to about a 7.5.
(Larger pics, taken with the comic out of the bag, would be better). -

Nice gloss, lies flat. Obvious issues are the 10 to 12 spine stresses (especially at bottom staple). Tiny diagonal crease lower-right front cover, and a 3/4" printer's crease near the upper-right front cover. Centerfold and all wraps tight and attached.

No real flaws that aren't visible in these pics. Staples are secure, centerfold and all wraps attached nicely. Obvious cover creases and spine stresses, and a 1/2" tear near the cca stamp upper-right front cover.
I always tell myself I'm going to sell some of these keys as I find them, and then I get all attached. This one's probably a keeper now. Thanks for looking
