What kind of flaws do you see in this one? After rebagging today it looks to be in the best condition of any Fantastic Four that I purchased before 1975.

Sorry, no way that's a 9.6. In the larger scan you can see that there is damage around the lower staple maybe even slight tears. Plus the upper right corner is blunted. Still a very nice book but I would be hard pressed (you should excuse the expression) to grade it above a 9.

I am thinking 9.0 is rather low probably 9.2 with a good shot at 9.4

At least a 9.2. Not sure how much those small tears are going to hurt you buy the bottom staple, but it could get a 9.4.
