Hey guys, any more opinions would be appreciated. Here is some more info from the seller:

 

The colors on the cover are not faded at all, they are still bright and glossy, and we are talking about a 68 years old book. The line on the back cover are not rips or creases, it's just dirty, with a cleaning process the back cover would be almost like new. There are some spine crease and a couple of indentation on the Batman cape in the front cover, not braking color (in the scan are almost invisible) The biggest problem is the top left corner and a rip in the spine between the teo staples (1.5 inch)

With the whole top left corner of the book chipped of and the split in the center of the spine, along with the stiff look of the spine I would be concerned with brittleness - it might be the kind of book that could easily become a FR with handling.
