I believe the term "hyperbole" may be appropriate here? Though I wish the seller the best of luck, s/he is a true optimist.

Stan Lee was writing (at least text) as early as issue #3. As to the condition, I'm not sure how 9.0 - 9.6 can fairly be mentioned with a description, given the condition of the cover (or the remaining components of the cover)...
