The bottom corner crunch and the stains on the B.C. bring it into the 5.0 range for me also.

Sorry, I just can't see it higher than a 4.0 . The stains alone would prevent it from going higher than a 5.0. The staples don't look healthy, the edge of the spine looks rough, the crunch is quite large, large stress lines and some reader's creases. I see no redeeming qualities. VG is the best I would grade it.
