Assuming no CT, could be 3.0 - 4.0. The corner tear is a little annoying, and also unusually shaped given the condition of the rest of the book. Did it possibly have CT that was torn off? I also assume those stains on the front are just stains and not mold or something. Even with the tear though, it presents nicely and the price is reasonable.

Price seems high. Take a look at these recent sales (graded 3.0 and 3.5).
