Need Help grading a FF Ann 2

I'm getting my scans done for Massive Fantastic Four Sale phase 3.

 

I'm not sure about the grade of this FF Ann 2

It's one of those "would be a nice VF but cornerfolds and a tear..."

Pages: OW/W

Cover insides are White

 

Wear front and back by the staples.

small corner crease bottom front cover

another medium corner crease bottom back cover

and a larger corner crease top back cover

 

The two on the back barely break color, you can catch the larger top one on the black.

 

The other thing is a 1/8" loose piece on the spine.

I had a close scan of it.

It's the dark area, the shadow of the loose piece I guess.

 

Opinons please.

Is it still a Fine (6.0)?

I think you can get away with calling this a 5.5-6.0.

I think the "waviness" was pretty common to Annual 2's, so I didn't factor that in.

The waviness was a concern for me. Its hard to ignore.

I was thinking F- (5.5) too but didn't want to short change myself.

 

No H2O damage.

That's exactly what I was saying. If some people call it a 5.0 and he lists it as 5.5, then eh. If he lists it as 5.5 and it's 3.0, then I would scream bloody murder.
