But can it be graded at all?

Ok if I had to take a guess it could be one of those old "you can work for Marvel" books from back in the day that had spaces for sequential art as well as pages for writing and other stuff, and at 173 signatures and sketches it sounds like it's an amazing piece to have, however 6 figures sound like you are not ready to get rid of it (unless of course you know someone who is willing to take it off your hands for that kind of money) and the book mentioned before is huge (like 11"x17" huge) so CGC wouldn't make a case for it, again, just a guess on this.
