How does CGC treat small tears?

If a comic is graded with the following flaws, what sort of grade could be expected?

 

Bottom Front Cover Small Tear

Left Top Back Cover Small Chip Out

Top Back Cover Small Tear

Assuming everything else is pristine, 9.2-9.4?

 

A chip and two tears getting a 9.4 ? I don't think so but I suppose it all has to do with size. Grading without a pic is impossible. (shrug)

Regretfully, a scan of the cover will not detect the small tears. I'm curious what sort of demerit CGC assesses for them.

It depends on the book, and what production flaws are common. The vast majority of Spiderman 361's in 9.8 have a small edge tear at the bottom. Also, the legendary rough cut of spiderman 300. Plenty of those in 9.8.
