Oh, and by the way -- I think that Berkeley and Santa Monica both have even more insanely pro-tenant rent control/decontrol laws than SF does, so if anything, we're in third place. screwy.gif

 

Uh, most people would consider Berkeley to be part of SF. And what a surprise that Berkeley would have a more socialist system than elsewhere in the US!

FF#1 finally goes to florida this week. (along with DD #1 and JIM #83). i have been sending books down there for over 2 years and just haven't pulled the trigger on those 3. i'll have them back next week - all walk-thru's.... grin.gif

to answer your question, Tim, i think that the FF#1 will come back around 6.5 - 7.0, the JIM #83 will be in the 7.0 - 7.5 range and the DD #1 will be 9.0 - 9.2. if they each are on the high end of those guesses i'll be very happy. the first 2 look very nice, but have some BC issues that i'm not sure how they will affect the grade.

the DD kicks butt and i'm thinking 9.2 is a real possibility.

It's possible to evict a tenant in SF, but very hard. The rent control laws in SF are so pro-tenant that most landlords have to bribe the tenants to get their property back. There are some grounds for evictions, but there's always the possibility that the tenant will fight it. But what do you expect? San Francisco is 70% renters.

 

893whatthe.gif If the percentage of rentals is that high I wouldn't worry about property values going down too much any time soon. I'd be more worried about an earthquake dropping the Bay area into the Pacific Ocean.

Honestly? It's off my list now. I'm tired of chasing that book. I'm back to focusing on my Spidey and FF runs and am not willing to throw nutty money at a copy of TOS #52. I can get a VF+ 8.5 copy of ASM #3 for what Doug is going to ask for the TOS #52 in 9.4 (and for another $1K I could buy a 9.0 copy of ASM #3), and I've already got Harry's copy of TOS#52 anyway. Besides, by the time I got the 9.4 copy in the mail, it would probably be slab damaged like my last two slabbed copies of TOS #52 were. Christo_pull_hair.gif

Have you got Harry's books back from CGC yet?

 

They are in quality control but I don't have the grades yet. CGC is closed today so I couldn't call in to get them and they're not on the computer system yet.
