I am a strict grader which may or may not be good ,but i have seen many nicer looking issues of ASM 16 receive a CGC 6.0, so i knock a full point off for the chip and 

CGC has been grading real tough this year.........

definitely looks like a 5.0 at least to me

With the chip out of the back and tear I think you'll be at a 4.5-5.0
