I would be at a 6.5 as there slight spine roll bottom, tanning, creasing near the top and wear

All four corners rounded, heavy wear TRFC, edge wear right front cover that breaks color, edge-wear bottom front cover that breaks color...slight tear(?) bottom spine?

 

VG/FN/FN range. I'd call it a 5.0

many small tears and edge wear along with many small color breaking creases on the spine and edges.foxing/tanning on back cover

Thanks for the link ! Super helpful ! Ive never gotten a comic book rated before and came across this nice older set. Do you think its worth to do before selling ?

I would not get it graded to sell.  The cost of shipping and grading alone will be $30-50, which is the value of the book in the current condition.  Most sellers would reserve grading/slabbing for books over $200 as the time and cost of grading really is only worth the effort for a more valuable book where the CGC grading / guarantee would fetch you a premium over market value.  If you want to grade it for your personal collection then that's certainly reasonable.
