I had it exactly the same as you, until I saw the back cover image and the top left area water stain was revealed. With that, 4.5 to 5.5, dependent upon how that area presents visually from varied rakes in hand and how many pages, if any, it extends through..

I didn't see that as a water stain. To me, it looks like a bend that goes through the entire book. It can be seen on the front cover and the first page as well.

A clean/press may help a bit with the BC spine soiling & non-color breaking creases, but it won't hide the obvious (says Captain Obvious).  Still a nice key to have.  5.0...maybe a 5.5 with clean/press.  IMO.
