PGM-Fantastic Four #244 - “When Calls Galactus” (terrible?) 3 3

In the early 80s, I had subscriptions to the Fantastic Four, Spider-Man, Daredevil, and X-Men. All the books came mailed in paper sheaths ( see photo of brown paper mailer below: return mail address: “575 Madison Ave, New York, NY 10022”).

Unfortunately, many of the books that were direct mailed to me got chewed up. This one unfortunately was among those chewed up in the mail.
How bad is it?

This is a little tough for me to grade. It's a nice looking book except for the edge wear. I would guess that it would grade around 6.5 mainly because of the aforementioned damage and the lower staple tears.
