Obviously this is not a high grade. there's dirt/discoloration next to both of surfer's knees.

To me this is a 3.0 due to the all round wear and tear.

Not really, when the wear and tear is that extensive. It should wear it like a badge of honour. I'm not in favour of disguising a comic's true history by pressing everything in sight. That's a lovely copy you can actually handle and enjoy. Pressing largely puts a stop to the fun, since you won't want to undo the hard work and money spent.
