The Haunt Of Fear #12...need help.

Im trying to locate a VF grade or higher of this book. Ive found 2 so far one from Metroplis a 9.2 NM- CGC for 810.00 (Northford Copy) and a Fine copy from Joe Nacca at 210.00 Nacca seems high for that grade but Im leaning towards the Metropolis copy anyway. Insanely enough I had a Gaines File copy of this book and sold it grrrrr... Women can make you do weird things at times . If anybody knows of any other copies for sale out there please let me know.
