I sent her pics of the small brittle pieces of comic book all over my table just from touching it and I asked her where they were stored, she said "in the attic, why, should I have not put them there?

So, I stand by my statement, no unfinished basements, garages or attics, at least for me and my books.

The only things I see are very slight blunting of the upper/lower corners at the spine and that the cover wrap is not properly trimmed on the outer edge and not properly centered.

Looking online that seems to be common with this book (to different degrees) although I did find one copy on eBay that was perfectly trimmed and centered.

Congrats on owning an F.F. 2. Nice to have an F.F. 2 in any grade. 

Unfortunately that book is a PR 0.5.

Restoration: IMO...Save your money and buy a nicer copy if that is what you want. 

Having The Book Graded: IMO...If the book is as fragile/brittle as you say, what is the point, it will probably get worse if you have to ship it to CGC, 1st, USPS handles the package, then, many hands at CGC touch the book, then it is encapsulated, packaged and shipped back. Nothing bad can happen there. 

I have nothing against having books graded and encapsulated if it is the right book, not every book is a good candidate for grading. Encapsulating the book does not prevent further damage or offer any more protection than a Mylite and Acid Free Board other than human hands can never touch it again. CGC cases are not airtight nor are they UV protected, they must be stored in the same proper, environmental conditions as raw books. (Constant Temp/Humidity (60 -70 degrees 40%-50% Humidity), away from all UV, not stored near any air vents, not stored near sources of heat and moisture, not stored in a unfinished basement/garage/attic, not left sitting around so Mom could throw it out, Wait, that was me in the 60's, sorry, brain drifted off.  )

Getting that book into a Mylite may prove to be difficult, my suggestion would be a UV protected frame, this way it is not being touched, not being forced into a bag where it may fall apart even more and you can display the book if you so choose without having to touch it or worry about UV.

The coverless issue is Sad Sack #1 from 1949, 1st Little Dot.

Without the tanning and top edge issues this book would have been in the FN/VF 7.0 - VF- 7.5, with these defects, I do not see this book grading higher than a VG/FN 5.0.

VG 4.0 - As much as a 1/4" triangle can be missing out of the corner or edge; a missing 1/8" square is also acceptable.

Books are graded for their "overall" condition, not one lone defect so seeing clear pics of the entire book (front/back covers, inside front back covers/splash pages, centerfold) will help to determine a final grade, as far as spine splits go...

FN 6.0 - There can also be a 1/4" spine split

VG/FN 5.0 - A spine split of up to 1/2" may be present. 

VG 4.0 - Moderate spine roll may be present and/or a 1" spine split. 

GD/VG 3.0 - May have a spine split of anywhere from 1" to 1-1/2".

That appears to be a Bindery Tear, however, the graders notes state "crunch top of spine through book", a Bindery Tear will not go through the entire book, judging by the definitions of bindery tear and corner crunch the "through book" statement seems to be the deciding factor here.

This is the definition of a "bindery tear".

Bindery Tear. a small horizontal rip found on the spine in a book's cover that can usually be seen from the front to the back.

NM/MT 9.8 - No bindery tears are allowed,

NM+ 9.6 - No bindery tears are allowed,

NM 9.4 - Bindery tears must be less than 1/16" on Silver Age and later books, 

There are no mentions of bindery tears from FN/VF 7.0 to NM- 9.2, the next mention of anything related is in...

This is the definition of a "corner crunch" from CGC. 

Corner Crunch - Corner of the book that has been impacted to cause multiple bends in both directions through the book.

There is not even a mention of book length creases until you get to GD/VG 3.0, "Can have a book-length crease and/or dimples"
