Nice book! It looks in very similar to my own FF 55 which was graded 9.0 by CGC so I would say the same grade.

I don't see any defects as long as that top is uniform, like you said. But I'm not sure how high CGC would go with the hand written date? Without it, it looks like a candidate for a 9.4.
