Who's the grading expert here?

I just picked this up and wanted some opinions on grading.

I know the scans aren't the biggest but I'll try to describe what I see as defects and give me your best guess on a grade.

 

Good amount of front cover smoothness and gloss

Dust or oxidation shadows all around front cover-no bleed thru to inside front cover

3/4" front cover upper right corner crease

Book printed with one staple-some discoloration

Two chips out on spine. Lower chip hits around the staple. When I first opened the book, I thought the cover was detached but the cover is hanging on via the staple & back cover paper.

More wear on back cover but still decent gloss

Bottom edge back cover 2" stain

Interior paper quality is cream/tan with browning around page edges.

Cover interiors are tan

And, I think 4.0 is probably the ballpark as long as brown doesn't mean brittle

Scans are a bit small, but looks like a 4.5 to me...
