sorry to hear Dave OP put in his initial post 1st I'll take it wins...it is my understanding this usually implies trumps PM negotiations but he didn't write that so not sure...either way you posted the take it 2 hrs before he said thread closed not trying to rain on anyone's parade congrats to buyer and seller I just think Dave deserves a fair shake
