PGM Detective Comics 405

I'm looking to replace my mid-grade copy of Detective Comics 405 and was wondering if this would be a possible candidate in the 8.5+ range:

 

 

 

I'm not seeing much in the way of spine ticks and creases with the only major detractor being the 'dirt' on the back.

 

Anyone else can chime in with their assessment?

Know the pics are not great, but that's all the seller has so just wanted to get ballpark grade or grade range if anyone is up for it.

Ya, dirty back is what stands out themost.

Yeah, the dirt is definitely the most distracting thing about the book. Maybe I should wait for a better, cleaner copy to come up in raw. I'm aiming for 9.0+ condition for key books like this.

Hard to say from the pics but I don't think 8.5 is out of the question. The b/c would probably clean up nicely with a dry clean if that is your biggest concern.
