Yep, I would tend to think 4.5 tops even on a good day. It's a pretty long tear.

If the book were otherwise immaculate, maybe could stretch into the 5s.

No, I don't disagree w/ a 4 or a 4.5 w/the tear. The 4.5 (ignoring the tear) threw me a bit. I think it presents much better than that, but flip it over and for sure it is in the VG territory.
