The chipping and creasing to the bottom edge has me confused on a grade. What do you think?

Too many things going on with that bottom corner plus the small tear and paper fold on the top edge.

I agree perfectly. Looks like a textbook fine.

 

Edit: Nope...changed my mind. I was looking at a bunch of books for my own purposes and I think this one is more like a 6.5 to 7.0
