Shouldn't Superman 149 be worth more?

It's not the first imaginary story. IIRC it's Jimmy Olsen 29, but either way there were a few or more before 149. The death of Superman story may be the most famous and perhaps best of those stories. Arguably Superman Red and Superman Bluse was pretty good as well, although it was a couple of years later.

 

I can't really see the first imaginary story as being important enough to break out in price, they were just fun stories.

 

One more tidbit, SM 149 wasn't the first "death" issue:

Jimmy Olsen 29 has no imaginary stories. It has a story of Jimmy writing a story, but that is far different. First imaginary story is Superman 149.

If your criteria is that DC billed it as an imaginary story, then this book pre-dates the SM 149:
