Need help grading this one

I'm having trouble grading this book. It's a great looking book but has a super faint sub crease that the scan didn't even pick up and two tears on the back cover.

Those back tears jumped out to me ... it's too bad

 

I'd say 5.0 or 5.5 ... and maybe a 6.0 for people not that miffed by back damage.

Yea, the one tear is 7/16" and the other is 5/8", I always have trouble with how tears effect grades. It's a great looking 5.0

Actually it maybe sold, I just wanted to get some confirmation on what I thought the grade was. I was hoping that it was at least a 5.0

I would grade the front at 8.0 but the back....yeah 4.5 but I am relatively strict. I haven't seen many 5.5 and lower so, I would rather grade conservatively than not.
