You might be right about the rarity and importance of the book but fantastic upside?  My take is Fawcett’s are fools’ gold (that’s why I have so many).

After a decade of mostly only buying art I jumped back into comics in 2014 because they seemed like a bargain by comparison. I hit precode horror HARD. I’m glad I did because it was right before the huge explosion in prices. Now it’s come back around to where art seems like a bargain compared to the books I’m after. I don’t think horror as a genre will ever not be in demand. 

You hate the advice because you misunderstood it. 
I'm not telling him to spend his mortgage payment on a piece of art he can't afford. I'm telling him to try and choose wisely on what to spend his money on because, as he pointed out, prices have gone way up. And the wisest way to choose imo, is to buy something you love (that you can afford). 
The alternative would be you telling him "yup, prices have gone up. It sucks. Leave the hobby." But I don't see it that way. 

The book that tricked me into collecting pulps - Foundation first edition/first state by Isaac Asimov. Thought it would be cheaper to collect the original pulp run in Astounding instead of buying the first edition...then I fell into the black hole of pulps....and still bought the first edition 😂.

I'm reading The Codex now, a little diddy about a billionaire who buries himself with his fortune so his 3 spoiled and entitled sons will have to find his tomb and rob it to get their inheritance. I'm reading the actual 1st Edition copy, and I feel a little dirty, but I'm doing it anyway. I also grabbed a copy of this 1st Edition vintage classic, alleged by many to be the source of the X-Men. GOD BLESS ...

HA shows it went from a PLOD 5.0 with glue to a blue 5.5 to a blue 6.0. Not sure what it’s in now 😂  The “88” code for Marvel Mystery was cleaned off as well. The “Larson” was probably cleaned off, unfortunately, before it was first slabbed.
